Identify suitable mortgage approved purchasers.
Organise and attend all viewings of the property with potential purchasers.

Communicate with both the vendors and purchaser solicitors throughout the sales process.
Viewing of the property with the surveyor and valuer.
Keep the vendor fully up to date with guidance and advice from the initial sales appraisal through to the sale agreed, sold and closing of the sale.
Selling an investment property
Are you aware of the implications of selling your rental property ?
What notice period you are required to give your tenants depends on the length of the current tenancy. It can vary from 28 days to 224 days.
Notice must be in writing and witnessed by your solicitor. Email will not suffice. Sample notices of termination.
Be in writing.
Be signed by landlord or authorized agent.
Give the date the notice is sent.
State the grounds for ending the tenancy (if the tenancy has lasted for more than 6 months or is a fixed term tenancy). If a tenancy lasts 6 months or more, the landlord must use one of the 7 permitted grounds to end the tenancy.
Give the date by which the tenant must leave the property and state that the tenant has the full 24 hours to leave the property. To find out the correct number of days or 'notice period' to give click here
State the tenant has 28 days from the date they receive the notice of termination to refer the it to the RTB if they have any question about its validity or the landlords right to serve the notice to them.
RTB must be issued with a Notice of Termination Return Form.
What is a Part 4 Tenancy ?

Negotiate on the landlords behalf with potential tenants.
Drawing up leases and signing of same, including any additional conditions that the landlord may require.
Collect relevant information for Residential Tenancies Board (www.rtb.ie) registration & pass to the landlord for registration.
Complete a full inventory of the property at the commencement of the tenancy.
Collect security deposit and first months rent.
Transfer utilities into the tenants name.
Set up a standing order for the transfer of rent to the landlords account.
Move the tenants into the property.
Provide the landlord with a statement of account.
